First challenge. We need to insulate before we put up drywall. The walls are a no brainer but I have concerns about the ceiling.
The attic currently vents into the garage (it used to be a carport, remember). I feel like I need to ensure that air flow gets from the soffit vents to the attic so I know I can't just stuff the standard 5-1/2"x23" insulation up there. The idea installing DuroVents and 3-1/2"x15" insulation then having to contend with the insulation not being the proper width between the rafters seems annoying to me.
My thought here was to use a double layer of 2" EPS sheathing, cut to fit between the rafters and leaving 1-1/2" inches or so of space between the foam board and the roof decking. Is this silly, stupid, wasteful?
I'd love to closed-cell spray foam everything, and if we weren't just going to turn this property into a rental I'd do just that but price wise I just can't justify that.
