Interesting you bring this up. I just graduated from a fairly large school and Something that always amazed me was the condition and price that college house and apartments. Floors that would legitamately move as you walked on them. Walls that bowed out half a foot over 6 feet. Numerous electrical issues and leaky plumbing. There were two floor collapses in my four years. Stairs where the rise and run were completely wrong or thered be no hand rails. The best part was the rent would be absurd because the demand was so high.

The landlord is a prick lawyer, don't touch anything on his house, or you will be sued for you wiring job when the place finally burns down.

I also bet the rental agreement is rigged in his favor.

See if you can sick Someone from the city or state on him for renting a firetrap. There must be some sort of inspection. Won't cost you a dime!

I also agree that I would move my girls out of that fire trap ASAP.

Something tells me moving is not an option here at the present time (If it is, do it.)

But I'm sensing something wrong with the plan of action most are suggesting here - i.e. dad gets involved, sends a letter, does major repairs himself, yada yada yada....

Your daughter is an adult. I think she (and her room mate) should take responsibility for addressing the issue. This would be a good 'growing up' lesson for the both of them. Have them contact the landlord, explain that it's not safe coming home to a dark porch, etc.... I'll bet the landlord acts faster with them complaining than if you sent a letter.

You are not going to win this except by becoming his friend.
Or at least a decent tenant.

It is too late for the girls to go elsewhere.
He is in a win/win situation and knows it.
Any legal action is free to him.


Get a signed letter from him saying it is ok to check out and fix the light at your expense.
And that you free him from any liability AND EXPECT THE SAME FROM HIM.
The last part is important in case you do something that later burns down the house.
Then, depending on your DIY ability, do just that.

Don’t bother with trying to get it up to code.
He is in with the local guys.
Just get the extension cord hooked up at both ends.
From your description I would look in the switch box first.
Probably a bad 89 cent switch.

Actually I would bet that he will fare much better dealing with the girls than he will with the adult. He would be certain that he can walk all over them and dazzle them with BS. With a adult he will probably still be able to walk (after all he is a lawyer), but have less of a chance of BS his way around. The solar or battery porch light would be the best bet, but don't touch or even hint at having done anything with the wiring. Contact the code enforcement of the city and maybe consumer protection to have a chance of help.

Somebody mentioned deducting the expense from the rent. Bad idea as this is grounds for a '3 day to remit or quit' in CA. If you don't pay up on the 3rd day then you should expect an eviction notice.
