All happening here :willy_nil. A few days ago both the building and planning permits arrived for my extensions. Have been sweating on these for some months not knowing if I would get the go ahead. Council here are not always easy to deal with, although that can be said about many Councils and without talking Politics I think this Council will be voted out at the next election for so many reasons and the one relevant here being delay in issuing permits as that has taken months ( :mad: seriously as I first started working on the extension plans in January as some of you may know).

Ok as I was never on the forum when I built all this so just a quick history. Well back in 1999 I built this Shed 60 x 30 Colorbond and steel frame but plans at the time required 80 x 40 and Council said no . The Shed was down sized by Council to 60 x 30 and I had to live with that and VCAT (Will not go into that VCAT option here) was not an option at the time. Lucky for me ;) I had not built the house so I changed the House Garage from a two car to a three car and the house was then built soon after and ready to move into in 2000. A few years later I added another two car ;) (well two truck size) Garage so I had more room.

In that time since 2000 I have had many projects pass through my small workshop. I have rebuilt my XP Falcon Sedan both interior, body wise and engine, T Roadster had an engine rebuild. The F4 Truck (HOTFR-8) was built and my C1300 4x4 International truck had all the rust cut out and was repainted. The property was also set up for Solar Power and that has been expanded upon recently so a total of 24 panels in all as well as the smaller two panel system that runs my office (Like a UPS system) in the Shed.

Now fast forward to 2012 and after dealing with a few sad things in my life over the last couple of years that also effected my financial situation, to some extent my health in a small way and also my business I decided it was time to work out how I can expand and improve on what I have so 24 feet will be added on the west end of my present 60 x 30 Shed. So it will be 84 x 30 when finished.

This will give me a lot more room for storage and hopefully a social area (TV and fridge will move out of the office as will some nice comfy chairs but they will move to a more relaxed area of the Shed) in my existing building well as give me workshop space again. The F4 is presently stored in the work shop area. I will still have to keep the F4 in the work shop but it will be in the new closed off area that I intend to build a pit in this new area only due to the fact I do not want a hoist and trucks are better / easier to work on over a pit and the shed was never designed with a hoist in mind all that time ago so I have no way to add a hoist in the extended area.

I have scored many ideas from this forum from many topics and I intend to share them as I progress as I also want the place to gain some character and not just look like a big shed. I will also lose a big part of my driveway and this will change many things on the property (even trailer and car access will change and perhaps the neighbor will no longer call my driveway a racetrack :mad: as sadly one of the reasons my shed was downsized by Council in the first place) but the extension is much needed and the access issue can be resolved as I just have to open another access gate into the property.

Sorry no photos I can share with you as yet but they will be following very soon now well hopefully in the next few days weather permitting ;) as the builders will be here this week.

Oh why the name Sheddwellers :headscrat ? Well I spend so much time here.

Interesting that they wouldn't approve it in the first place, but OK'd all the extensions and additions....bet that cost a lot more in the long run.

Can't wait to see what you're working with.....

Nothing to see as yet just where I have cleared rock off the driveway.
Do not worry I will have pics to share as I progress. As for the the initial approval (12 years ago) well let me just say past history as a neighbour did not like what I wanted, the only process one person can change things with Council when they do not approve and all a pain from the past and why I should have gone to VCAT, much has changed in 12 years and many of the Council planning staff from 12 years ago would have gone or forgotton and this time the neighbour has no say to stop me :thumbup:;).
As for the cost I expect the extensions are going to cost me the same as what it cost me 12 years ago to build. Sadly that is inflation.

In my favour since I built here 12 years ago many similar buildings have gone up near me and much the same in size so if Council had refused me this time I would have gone to VCAT and argued.

For starters this is a photo as to what I have at present. The parking sign and plants I have now removed and the extensions will be added.

Stage One. Frame work.

Had trouble with my usual photo hosting site and sadly many of the photos in 'The Beast Runs' have been lost so mad panic today as all starts work on the extensions and have worked out how to have photos hosted here on the GJ.

The truck arrived today with all the material.

Late in the day. Frame is pretty much finished but no Building Inspector :mad: as yet to verify the ground work is ok.
This will effect the outcome and if we concrete the footings tomorrow.
Council Inspectors I have no time for and if they do not inspect then I am just going to say go ahead and finish the concrete footings and I will then see what happens.

make sure you take pics of the holes with a yard stick for the inspector before you fill them if the bludger doesnt turn up in time.!!!!

I expect he will be a no show and that being the case I am told we just proceed and fill the holes with concrete. Given the time delay Council gave me (and the builder as he applied for the permits) with the planning permit and building permit. It took from January until last week to get the permits. So if he shows he may just get short shift from me. :mad: ( I have heard of even longer delays).

Then I could post a hole photo here :angel: and tell him to look it up on the net :evil: :lol:

Very surprised today to find over night some one else had been inside the new frame work investigating the progress and I will have to add this could only happen in Australia.

Any one guess ? Yes, Kangaroos have been inside the new frame work doing there own inspection and left a calling card in the form of the black marbles. Not something I need walk in as it if you get it on your shoes and walk it into your carpet it has a nasty green (grass) stain. I should add they left much more than in that photo.

Looks like I will have to put in alot more fill in the floor before we concrete it.
That bottom rail is just above floor height. The join in the two steel pieces is floor height.
Shows the extension is on an area that slopes away as it is a decent drop from the existing building. Top left of the photo you can see where the Roos left a calling card.

Will be two new sliding doors. Existing door you see will stay so the new section can be shut off. Another slideing door will go on the other side.
More on that later as I have plans for a pit and some dividing walls in the future.

I was wondering why your comments reflected a picture that should of been there, but they aren't

Thank you for the reply as I had no idea something was wrong.

Ok I have two topics now with photos posted here on the forum and no idea why they are not showing. Bull (Mod) is looking into it so hopefully something will happen and the issue will be resolved.

This is late today. Walls on and one sliding door finished. Roof is yet to be done.

If you read my other post today (All Done with Spanners in Free Parking) you will find there is an issue the Mods are looking into. Photos are there but not visible to all for some odd reason.

Not stopping the building work and in fact the frame and roof should be finished by Wednesday so I will be looking to concrete the floor next.

Sliding Doors and wall all finished yesterday. Wire went on the roof late yesterday. Early start on the today (23rd) before the wind picks up so as the insulation and roof can go on and you guessed it a misty rain.

Started on the 16th and with three days break including the weekend what you see has been completed today on the 23rd.

Well this is what completed it. Luckily the roof went on quickly as the wind picked up by lunch time. Soon after lunch the builder left as he has done every thing required.

Stage 2 will be the concrete floor. :D

Nice, youve just added the equivalent of one and a half times my my shed.

Compared to others here on the GJ there is nothing to be jealous of with my shed. Progress has stalled today whilst I look for some clean fill for the floor before we can concrete. Still working on pit plans as it will need conduits for power light and perhaps air and drainage and now electric plans lights and power in the extension as I may need to add an exhaust fan for the F4 truck and help get the Diesel Exhaust fumes out of the place. Also working on the internal plans as I will need a wall added inside.

Lights and switches need to be intrinsicly safe for use inside the pit (really expensive). Also need a second means of egress so that its impossible for you to become entombed under whatever it is your working on. If you contact Worksafe they will be able to give you minimum specs for how it should be build (if it meets Worksafe spec, then you shouldnt have any hassle with your insurance either).

Of course if you're building a wine cellar........

After looking at a pit yesterday the wine cellar option may be what I go with.
Thanks for the heads up on the switches and lights as I am not fully aware as to what I need and hope my Electrician knows more about that.

Sadly that stuff would take ages to use as fill and it is not clean as you stated. :lol_hitti
I often have a mob of about 30 Roo's in here at night.

Edited Note: Perhaps the Cellar would work as a keg could be fitted for the beer and all my mates would visit all 30 of them.
