Custom home; 1700sqft ATTACHED garage

Well the time has finally come for me; I bought my first home. We hadn't been looking long before this house popped up on the market. My requirements was a house near my work, in a non-cookie cutter housing plot, with garage space. The place we had been renting had a 2 car garage that was just too small, and it was impossible to work in. It was frustrating trying to get the motivation to work in there with how crammed it was. My wife actually found the house, since I was concentrating on finding one with a detached shop, but when I saw this, I knew it was the one:

The part I'm sure most of you care about. It was a custom built house with a standard 2 car garage, and a second 30x40 attached garage! The owners before us were huge into hot rods, and had the shop setup for displaying their car.

Also has skylights and 10' ceilings.

So the previous owner had neon signs and memorabilia lining the walls of the shop, so there are plugs about every 4 feet. I counted well over 20 wall outlets in the shop alone. The lighting was designed for show casing a car, so while it looks cool, it's not as bright as I would like it to be.

We just moved in Friday, and are still getting the place setup. We are so stoked... It's everything we wanted. :bounce: The garage after a quick floor wash:

So as you can see I plan on having a man space area with a couch, tv, maybe a pool table. My plans are to rip up the tile, and epoxy the whole floor. Im also going to paint the walls; the lower 4' in grey, a black stripe, then white on the top. New work benches, a compressor in the kick out you see in the pictures above (it's a storage room accessible from the backyard that's connected to the shop) and lots more I'm sure to come.

I finally have my dream space, so I'll update when i get more added.

That shop! :eek:

I'd be happy to have the shop alone, then you add in the garage and I'd be so happy it would put me in a coma. Looks like you can fit 4 cars in there and still have more than enough space to work on other stuff and hangout.

I scored some cabinets off Craigslist for $20 that will go in the corner, along with some shelving from lowes from the fathers day weekend special. I'll update with some pictures when I get some more progress.

Better put the man law in writing, that little girl is looking at that shop like its going to make a great place for tea parties, dance and other things girls do. (disclaimer: my daughter has done that stuff in my garages for the last 17 years and I would not trade that for anything) Nice setup!

So awesome, congratulations. I just am finishing a similar garage space. I am really curious about something.

Obviously, the garage was a huge reason you purchased this house and not another. Also, its clear that you are going to use the space, and you value it.

Here is my question: How much of a premium did you pay for this house over a comparable house without the garage space?

Having just spent a bunch of money on mine, getting things exactly how I want, I wonder how much someone else would pay to have the kind of extra garage space you now enjoy....if any??!!

The garage space was a huge reason that we wanted this home. My wife and I love working on cars together. Current project is a 62 vw bug. It makes it hard to say how much the shop adds to the cost. We knew this was right for us, but it would be a smaller slice of buyers out there interested in the same requirements.

The premium ? If the house only had just the standard 2 car garage, I would imagine the house would be valued 20-40k less. It's hard to say because this is a custom home with lots of perks no other house in the area had, so comparables even for the appraisal were unique. It took the right buyer (us) to appreciate the value of the custom addition. Btw I was following your build, very impressive. :)

Got the last bits from our old rental into the shop today, including the vw.

Even with 2 cars in there I can't believe how much working room I have.

Feels nice to finally have space! I'm actually finding it difficult to figure out where to put things, for the exact opposite reason as I had before; lots of empty space. Maybe I just need more stuff :rocker:

So I've changed my mind with the epoxy, and I'm thinking of doing porcelain tile. Yes, I know ~1100sqft would be a lot, but I think the final product would be amazing. Pricing it out, it really wouldn't be substantially more than epoxy (if i did it myself) and I can do it at my leisure, rather than trying to cram the whole epoxy operation in before it sets. Little bits of the shop requires less moving stuff around and being stressed about it sitting in my driveway :eyecrazy:

Another home depot run today...we'll see what else I come home with.

Porcelain may look nice, but will be cold and slippery when wet. you drive in after a rainy day apply the brakes and your on ice.. be careful on your surface finish of tile.

Two of my favourite vehicles right there. nice sticker on the rear window of the jeep....

Do you have a picture of the shop before you purchased with the set up the previous owners had. I guess the rest of the floor was racedeck or carpet?

Good point, and thanks for the comment. I'll keep my eyes out for the right tile. I think anything polished would not be a great idea.

I don't have any pictures of the prior setup, only hints at how it looked from carpet glue/remnants of carpet left behind.

I see great possibilities for the future of this place.

As much as I love garages, I'd be interested to see a few pics of the house too. If they were conscious enough to build a garage like that, I'm wonder what they had done when the house was built.

Thanks for the compliment :) ... I have short and long term plans, so i'll keep hacking away at it.

The door on the left is the back entrance to the shop, and the one to the right is the shed access from the outside. Since we don't have a dog, thinking of converting that dog pen into a spot for a hot tub (wifes request)

What an incredibly lucky find for you! Great space. My gosh, I was just over introducing myself and describing my little 400 sq. foot garage. I think you could fit both my house and its garage in just your work space. Congrats. That's already a dream garage.

Spent the last few nights doing some painting. Really pleased with the results so far. I was a bit worried that the slightly smoke stained walls wouldn't cover. The difference between the old and new whites is amazing :

The gray is loosely cut in since a black vinyl stripe will be dividing the gray/white interface. Also the trim boards you see in the picture were painted white and will be going together tomorrow I hope. More pics to come :)

Haha, yah she actually found the house when we were looking. I had my search criteria to include "detached" into my results (trying to find a shop). She found this one by browsing for extra garage space, so I can thank her for the find. She had a big part in saying " we HAVE to buy this one!" too. Not to brag, but I'm just about to enjoy a nice slice of cake she just baked. :) good end to a great day :thumbup:

Vaulted ceilings plus a tall camera operator make it look that way, but they're standard height.

It was painful coming back to work after a long holiday weekend. I got a lot done around the house, but mostly in the shop :D I received my vinyl stripe on Friday, so i got to measuring out the wall. I took a measurement from the ceiling down, since the floor slopes to the entrance. Then i just used a level and some tape as markers.

The application actually went pretty smooth, and we got a system down pretty well. It's not perfectly level in all areas. When you pull on the roll for more, it stretches a bit, so you have some slight distortions, but who's really ever going to know once there is stuff on the walls covering most of it :dunno: :

Also hung the new cabinets, and built some risers for the old desk that i had in college, to reuse as a workbench.

I wanted to change up the lighting, since i HATE working in dim lit areas. Two new fluorescent fixtures went in where the can lights used to be. Yes, i know they have two different colored bulbs, i'll be taking care of that soon :D

I might start shopping around for a good deal on porcelain tiles. I finally have enough room in the garage to blow apart the VW for its restoration, so that might start soon too. So many things i want!
