Mokena IL - 22Wx24D Gambrel Build

Been planning for a while, but had to finish the house first. I just submitted my variances for approval by the village (1'-0" from lots lines on a small lot, and 18'-0" overall height). Hoping to have approval by mid to late October (zoning meeting on 10/18), submit plans the next day and have a permit to pour the concrete (footing, foundation wall, slab and driveway) during November. Framing would start in the Spring, by me and some carpenter friends.

I'll post my initial sketches soon for comment. Two car garage with two 9 foot doors, behind and slightly overlapping the house on a 100' long by 50' wide lot, so it takes up just less than half the width in back. Gambrel roof, one side as an attic workshop space, one side open with collar-ties at about 13'-0" for strength to allow a four post lift for Winter storage of the autocross-mobile, so three car total capacity. Maybe a balcony across the back 6 feet of the open bay for a little more storage.

The 24' depth should give me enough room to work in one side of the garage with a car parked (pull a motor with the door shut etc), and also have an internal "shed" area at the back of the other bay, accessible from outside, about 8x6. My attempt at keeping dirty lawn equipment away from precious automobiles. ;-)

Planning on putting (2) 300' loops of Pex in the floor for future slab heating.

My sketches are at home, I'll post later.

Thanks MadMechMaster, always good to have local advice too! You're not far from me at all. I'm in the old downtown area of Mokena, couple of houses away from St. John's Church if you know the area. Slightly East of Wolf, 2 blocks North of the tracks.

First attempt at posting pictures, so hope it works. Should be a couple of computer generated 3D views, I'm not much of a computer guy, so they are rough. Shows parkway in front of house, double width driveway in front of house, then 1 1/2 cars wide down the side of the house. Bumps out to the front of the double garage about 11 feet behind the house, it is tight, I know. Left bay will not be used much, so I'm not worrying about it. Right hand bay will be the main parking space under the lift, with a car above.

Looks good. Is the space between the house and garage only 10'? If the left bay will be for projects than the two doors might not be a problem. Maybe a single, 18' wide door will let you angle in depending on the lift placement. It might give you another two or three feet.

You're right by my dentist, and the Berkot's carries Schlitz.

I just realized that a 18' door might not work with the parking lift. You would have to raise the tracks way up.

You got it in one, the right door needs to be a high lift up the front wall, the left door needs to roll up and back under the attic floor on that side. It will be 11 feet off the back of the house, I'm hoping 9 ft doors help. Nothing big going in there, maybe a 3 series. I plan to build a Caterham copy down the road a few years too. Our biggest vehicle is an Excursion, which could be pulled into the right bay with the lift down for maintenance only, don't plan to store it in there. My daily is a 3 series, the autox car is about 13 feet long, and I have an old beater 5 series that is beyond garage worthy.

Been quiet for a little while getting drawings ready, just preliminary right now, but getting pretty close on what I want. Cross section and plan below. Comments welcome.

The left bay is short, I know, but 22x24 is the biggest I can go and I really want the shed space separate. The left bay will fit my DD car if I need it to (2000 3 series BMW), most of the time it will be a work area. Right bay will have a four post lift. Plan is to have the AX car up on the lift, DD parked underneath. Left bay open most of the time.

I'm having the internal corner of the shed space cut at 45 degrees and the central post moved back to about 17'-6" from the front wall, approximately where the rear left leg of the lift will sit. Walking over to the stairs from the entry door (changed to RH inswing) should take you between the pole and the shed wall.

Two window width dormers on each side, the ones on the right will have to be framed down into the ceiling to create a "light shaft", since the ceiling cuts into them otherwise. The space above the high bay will be slide in (crawl in) storage accessible through the wall from the low bay attic space, probably a hatch in the wall above a workbench or something.

Just heard from the architect that the column can be eliminated from the open space. He can span the beam in the middle from the front wall all the way to the wall in front of the stairs. Kick a$$!

I just built my garage in tinley,24 x 30.biggest i could go under 18'.One of these days I'll post pics.I have a 30' x 30' pad and the garage actually over hangs above the entryway for 6' for covered storage for bbq grill and patio stuff.i love it man, i put a 12' wide door on the west side with a 8'ceiling with a loft above that side,and a 9' wide door on the east side and a ceiling hieght of about 14' ( for a future lift ).The gambrel roof ridge runs east to west ,my lot is about the same as yours,seem like our garages are somewhat similar. :beer:

If it was me, I would try like heck to get that yard equipment storage out of the main building by adding a lean to shed space on the side, either as part of the original plan, or just doing it later. An outside stair with a roof cover could go over it and free up the rest of the space inside. I would also frame a hatch in the floor to lift bulky things into the second floor for storage Double up rafters in the roof so a winch could be installed). Might even put a barn door on the face of the second floor and extend the roof ridge beam so things could be lifted and brought in that way.

I've been through many iterations to get to this point, pretty much been working on it since I moved from my old house and lost my garage a few years ago. An outside shed just steals too much yard, the kids and dogs need it more than I do. I am thinking of adding an elevated tree house on stilts above the shed doors later though.

I like the thoughts on the floor hatch, and framing for some kind of hoist. I was looking for a window that would offer some removability factor for the front of the loft area, with a davit arm above.

The village zoning commission approved my variances yesterday evening, hoping to submit plans for review Monday and get the permit turned around within a week. We have a few tweaks to the design to iron out before we get the drawings stamped, and I can hopefully be pouring concrete shortly.

Drawings stamped, permit application in, trench footing and slab pours scheduled for the week of November 5th. Holding off on the driveway and other flatwork until Spring, based on prices coming in a little over the original budget.

Trench footing was poured today, looks good so far. I'll post pictures when I'm back at a computer. Tomorrow we strip the inside forms, excavate for the thickened potion of the slab (interior column) and add the crushed stone, moisture barrier, insulation and mesh. Then I have until the pour on Tuesday to do my Pex layout.

Some pictures from the trench footing pour.

Pouring the trench with the outside forms in place. 12" wide trench at 42" depth, belled 3" wider each side at the bottom. The back section ended up wider due to difficulties in positioning the excavator bucket exactly in line with the trench (neighbor's garage and my fence in the way). 16 yards to fill the hole before the inner forms went up.

Viewed from what is left of my back yard, looking across the garage to my neighbor's back yard. The stone is going down, the hole has been dug for the thickened area that will support the back column. (20' steel beam spanning front wall between doors to this spot.) Stairs will run from back left of this picture, up towards camera. Storage shed will be front left of picture. Weird, when this kid took his shirt off, my wife came out and started taking pictures.

Taken from my neighbors deck, stood on the railing, looking from the right side of the garage. Insulation down on the stone, mesh in place and rebar over the hole. I spent most of yesterday putting the Pex down, and getting my layout mapped for future reference. Used 3/4 PVC conduit elbows at the back of the garage to bring the Pex up through the slab.

Slab was poured yesterday, here is a quick shot I got before the plastic tent went up over the top. The finisher was almost done. Really happy with the results..... can't wait to see it dry when the tent comes off tomorrow.

Back 5 feet is level, the rest pitches 1" to the front.

Plastic tent kept the air over the slab at 44°F when ambients were in the high 20s overnight last night.

The plastic tent came down on Thursday evening, two nights of 25°F temps after the pour, my little weather station said it never dropped below 40°F air temp under the plastic. Some water marks from the condensation dripping back down off the plastic and running down the pitch of the floor a little, nothing too bad, given that eventually it will most likely be epoxied. Sealed with Meadows CS-309-25-OTC on Saturday...... not a great job, but good enough for the purpose right now, to keep it clean (and cleanable from spills etc) before it gets its final finish. The guy put way more on that I would have in a single coat, but in general the finish is good, a little pooling in the corners and by the walls, but the main field of the floor has a good film.

I only asked cuz I was there last week and talked a bit to a guy who dropped $2k on building materials for his new garage. Super nice guy, he'd prolly fit in really well here.

Last Monday they even still had power tools. Milwaukee circ saws for $50, dewalt 18v set for $129, ratchets, sockets, snow blowers, a shitload of paint. I'd say 2/3 of the inventory was still on the shelves.

I stopped in Ace on the way into work this afternoon, lots of paint, some odd power tools...... nothing worth me breaking out my wallet. The Makita impact did not seem like the quality/power I would need from a cordless. I already have a nicer Makita circular saw than the one they had. Not much electrical wire left above 14 and 12.

Nice to see a local build! Im kinda over by St. Marys off 191st, will have to take a peek at your build next time I drive through your hood.

I ended up getting about 20 of those 6 section bolt organizer for my shop at ACE but besides that I didn't see much of anything over there.
