Original Post "I am beginning this project to build my dream home/garage within one of the most spatially constrained areas in the country, New York City. Converting this existing building from a warehouse with a loft studio upstairs into a townhome / carriage house offered the largest possible garage space in a home within a 15-20 minute commute to work. Attached is the final floor plans while still working within the constraints of the site (existing stairs and roof bulkhead). Ultimately the garage will have 2,000 sqft of space garage with:

~11'10" ceilings clear
Daikin Heat Pump Heating and Air Conditioning with Supplemental Hot Water Heating
2 post lift
custom tire rack storage for 60+ tires/wheels
1/2 bathroom
~10'x10' overhead door
slop sink
bandsaw, drill press, grinding wheel, vise
hose spigot
trenched/french-drained space for washing cars indoors (there is no driveway here).

And, if anyone cares... a 2,000 sqft 3 bedroom, 2.5 bath loft with 2,000+ sqft of roof terrace with BBQ. More details and photos to come."

Wow. I 've never been to NYC but from my understanding that is some serious luxury space over there.

Those aren't accurate renderings, I don't see any graffiti anywhere! And any plans for the roof? I see access but no moonlight lounge.

The roof plan as far as the build goes is to install new waterproofing systems, drains, flashing, pitch, 24x24 pavers, BBQ and wet-bar. Other than that, the roof top furniture and planters will fill out the rest (table, chairs, lounge chairs, umbrella, planter pots, etc.)

Regarding the pole, as much as the idea was tossed around between my wife and I (we both love it), it would just be one more obstruction in the garage or home restricting storage and parking on the ground floor or living space on the second floor.

WOW ! A 15-20 minute commute in NYC ! I don't know what you paid for it, but it is going to be worth a TON when it is done !!

So how many hoops are you going to have to jumps through to build that living space above the garage ?

can't wait to see how this turns out. we were thinking about buying an old firehouse a few years back, to stay in a city while having enough room for a decent garage, but this is even bigger!

Awsome project. I had a smaller carriage house in Brooklyn, (Carol Gardens), a long time ago, and it was always my dream to build something like this. But car theft and vandalism on my cars that didn't fit in my small garage, (occupied by my race car), chased me to Westchester. Just curious, will there be any issues getting a CofO when converting the building from commercial to residential?

Greenpoint is really getting gentrified rapidly these days, so even if you pump a lot of money into that place, it is likely that property values will increase pretty rapidly over there. The one thing I would add if I were you is a very high level of security. Super strong entry doors and garage door, and either unbreakable windows, (hurricane proof), or wrought iron bars. Very good alarm system, and cameras and lighting front, rear and on the roof. I get that you want it to look like a home, but I'd do that while maintaining the integrity of the original industrial building.

Part of the problem with areas that are getting gentrified is that the rif-raf is slowly getting moved out, and the more well to do folks like you who move in can become targets for theft, vandalism and attack. But as much as it gets gentrified, it is still a block by block neighborhood. Greenpoint will never become a trouble free area due to the large low income projects that are in the area.

Love the car... with a wing element like that I assume Auto-X only? I race and instruct with NASA mostly.

House plans are amazing... car-friendly and NYC are something I never thought was possible. Every time I'm in NYC I wish I didn't have my car with me. My father used to work in NYC and we lived in Warren, NJ.

I'd do the fireman's pole in the corner for sure.

Super Street Mod? I LOVED watching that class at the national events I went to last year. I ran STU in my buddy's 04 STi at the Toledo Pro Solo and Peru National tour. Were you possibly at Toledo?

This looks like quite the promising setup! Were you affected in any way by the hurricane?

So subscribing to this one. I'm not a city dweller nor do I ever want to be, but I like builds like these!

Gotta agree with Steve on this as well... Can't be cheap when it comes to security.
