Well I guess I can start a thread now that I have some pictures to share.

A little background: my fiance and I just got our first house. we plan to stay and raise a family here. We had to move pretty for out of town to get enough space and be in budget. Cost of the shop was planned into our house budget. We had to have an HOA to protect our home's value. Anything around here without one quickly devolves into a place you don't want to live. But this HOA is made for people like us garage nuts.

simple specs:
25x40 slab 6" concrete, with 24" deep beams every 10'. rebar on 24" centers

12' wall height. 2x6 stick built.

2x 9x9 insulated doors
1x man door on side
4x 32x48 double pane fixed windows. (free)

quick lot plan i draw up based on the survey. garage location is an estimate.

Last week they set the forms and delivered one load of fill dirt.

Then Saterday the dirt and rebar crew showed and got everythign ready in 6 hours.

Thats a wicked awesome FSB, i sold mine about a year ago and regret it. I cant wait to build a nice garage/shop. I've actually got a chopped 31 tudor sedan that i started building almost 10 years ago with my ole man. Cant wait to have room to build it.

Keep us posted on the progress of your build man!

concrete was poured yesterday! the finishing crew didn't leave until 9pm. i'll get some pictures this evening for yall.

yea i use this same name everywhere online. it keeps my 'things to remember list' shorter.

If you don't mind me asking, how much is your slab costing you?

i've got a general contractor organizing everything since getting good subs in houston is a very difficult thing to do. his profit is built into all of the itemized stuff i bet. but it's listed as 13k for the dirt, rebar, concrete and finishing. judging by the ruts in the yard it took 4 trucks to fill in everything. the soil here is really bad so it requires a lot more concrete than most places.

why 25' - i had to bring the size down from 30' and that's what the contractor made the drawings out to.

the forms - me neither. i called the GC out to make sure it was ok since i'd never seen it done that way.

they set 3 sides. then they came in and scraped off the grass. leveled the site with fill. then dug the beams. then plastic, rebar. this might have been done since the shop floor is 12" above ground level. and it was easier this way.

What part of Richmond? I retired there....off of Winner Foster Road...Karaugh subdivision....not far from the "Swinging Door". My neighbors were Seattle Slew and Slew Machine. Great place to live and raise a family. I haven't been back in 10-12 years. I'll bet it has changed!

shrine: I think the neighborhood has only been around for 15 years or so. it's out by the george ranch.

the back yard looks like a giant field because the lot next door and the lot behind us are not built yet. so there are about 4 acres of empty space. and they did scrape the top 2 inches off before starting the dirt work. i just didn't take pictures of the process. but all the grass is in piles around the outside of the forms.

i'll see if i can get the google earth view with the shop location indicated.

so i'm thinking i'm going to put up steel siding on the ceiling. should be easy and fast. any suggestions for places to get it around houston or richmond?

I wish they'd add some HP to that FRS (and some wide rear wheels/tires) because it is a great looking car. Love that color too.

-the FRS has more power than my old car and gets the same mileage. so i'm happy. i'm sure in a few years when sales slow they'll make a turbo version. or you could get any of the many turbo kits available now.

electrician got the conduit in the trench yesterday. 1 1/4 conduit with a 3/4 conduit for data. he even left pull cords in them. the plan is 90 amps. i should be able to fit 2 ag aluminum in there. only 2 90* bends.

I've been watching your build. Nice progress and it will very nice when done. If I can ask, what are the costs you are projecting per square foot for a stick structure? You can pm me if you like. I am working towards putting up a building and I may need to do it in steps like you are. I can't afford a turn key solution, but want to get the biggest I can afford. My target is a 30x50x10 with a 3/12 roof. Eventually I would like stone veneer to match the house. Insulation is critical as I will heat and cool for comfort. I want to put my office out there too.

That's going to be a nice space ... Keep the pics coming. What does the existing house look like and are you planning a similar style for the garage? And yes, you will need a stud in the corner for Sheetrock ...

Yes, but you do not need a 'full' stud, you can use up scrap to provide the support.

Locally we have different building practices. Your ceiling/roof is different. Can you show more pictures and perhaps an explanation. The beam, ceiling joists and rafter jacks look like an expensive construction style. He it would be done with pre-manufactured roof trusses, the roof assembled on the ground and then 'flown' up with a crane.

sun: it's around $50K for the shell with driveway. The hardee siding and very strong foundation made the price higher than normal. That does not include: electric, insulation, drywall.

dipan: The house is mostly red brick. but it does use hardee painted an off-white, for the dormers and some of the back. garage will match the hardee on the house. shingles will be the same as the house. this is all per HOA requirement.

brian: thanks for the link.

rancher: that's how i thought they would do it. my contractor told me it was cheaper for him to not rent the crane and frame it out this way. i'll get some pictures the next time i'm home in the day time. probly friday.


Update without pictures:
they got all the hurricane ties in, siding, shingles, and corner wood, and cleaned up the site. pictures today after i get some insulation on the front wall. hopefully before they get the garage door guy out there.

ok new update:
we lost internet for 2 weeks. comcast is terrible.

took 3 trucks worth of dirt to level for the driveway.

highlift doors and jackshaft openers go in today. got racing this weekend so no progress till next week. got to get a day with no rain so i can get some more insulation and drywall. then i can get the electrical box hung and wired into the house.

i can't answer any engineering questions about the framing for sure. but it looks like most of the roof load is going into the two big beams and not into the wall top plate. rafters are 2x6 with supports halfway between walls and king beam.

got the ceiling dry walled. couldn't find a drywall lift that would reach so i just paid some guys to do it. they left a hatch to get into the attic. i'll get insulation blown in later. i axed the electric openers after using the doors without then for a few weeks. it's a luxury that i don't need.

i've got a few friends that are supposed to come help me do some of the dry wall on the walls on sunday.

thanksgiving break should give me some time to get a few basic circuits in and hopefully lights. i think i'm going to go with 15 2 bulb t8 fixtures. i think it'll give me more even light with less shadows than 9 t5ho fixtures would. they will be in 3 rows of 5 set up to illuminate around vehicles and not just the roofs.

got the south wall insulated and drywalled on sunday. big thanks to the guys that helped. i could not have done it without them. they all already have welding for me to do for them once the power is run. i'm going to insulate the rest of the space before i ask them to come by again.

i'm working on lighting right now. i thought i had this figured out until i tried to find 32 watt t8 fixtures with surface mount conduit cutouts and residential rated ballasts. looks like i'm going to have to assemble these myself. going with some cheap t12 fixtures at HD and ge-232-120-res ballasts for t8 lights. probly get daylight bulbs. the res ballast are half as efficient as commercial ballasts. so they are worse than t12. yay for government interference.

got all 15 t12 fixtures retrofitted with the t8 residential rated ballasts. the $20 home depot fixtures are cheap and sharp but i don't have to look at them up close after i get them hung up. my hands look like i lost a fight with a cheese grater though.

took the FR-S to the houston area autoX and got second place in class. got 8th place indexed by car out of over 50 drivers. next season i'm gunna have better tires and go for a local level championship.

Damn ain't that the truth (in Austin too). I played general contractor for mine and getting decent subs has been a nightmare.
