Construction recently broke ground on our new home. The wife had a specific neighborhood she wanted to live in and that meant dealing with HOA restrictions and a single builder that uses set floor plans and not custom designs.

We fell in love with one of the floorplans that the builder offers. It started with a 3 car garage and we were able to modify it to be 7 car instead. Not the easiest thing to do when you have to worry about HOA rules and making a structure that looks like a beautiful home and not a big garage.

There will be 2 separate garage spaces. The first is a 3 car side load garage. It will be 22' deep and 31' wide. It has a 16' door and a 8' door. The second garage is a double tandem. It is 45' deep and 23' wide. It has a 16' door on both ends.

I placed red arrows (a bit crooked cuz my MS Paint skills are weak) to show approximately where the 7 spots are located.

Looks good. Make sure the insulate and accousticly seal the walls where you plan to work.

Attached is the layout for the first floor. The garage ceiling height is 9'.

Straight ahead will be the 4 car garage. To the right you can see the front of the 3 car.

LoL.. I'm not getting the impression this is a guy who changes his own oil. A lift for what ? Looks nice Doc. Keep us posted.

The drive through double deep I think was a wise choice, no swapping cars to drive one or the other!

I'm far from what I consider to be a real mechanic, but I work on my trucks, car, motorcycles, lawn tractor, and RV. Doing a brake job, servicing a diff/transfer case, etc would be tasks I complete. Rebuilding a transmission would be a good example of a task I outsource to a pro. Paint and body work are also tasks that I haven't done.

I enjoy working on small projects and will admit to being envious of those with skills far greater than mine.

A lift would be handy then but you'll be very limited on what you could use with only 9' ceilings. Looking forward to the progress pics.

Are tornadoes a concern in your part of Oklahoma? I don't see any provision for a safe room. The cost seems inconsequential should you ever need it, assuming you're in or near tornado alley.

Yes. I'm in an area that has been hit by huge tornados.

We are having the 8-12 person under ground unit installed in the single bay of the 3-car.

The three car will be used for daily drivers. We have a 2012 Civic and a 2011 Chevy 2500hd CCSB 4x4. The last spot in the three car is reserved for when my son is old enough to drive.

The 4 car garage will start with our pit bikes and my 1990 Chevy 1500 454SS. I'm a big fan of the 88-98 style Chevy trucks. Once we move in and I have the space, I want to find a 1996-2000 Chevy 3500 crew dually. (The 1 ton kept the same body style to 2000.) I have wanted to get a dually and lower it for quite some time. It would be cool to have a bagged dually to tow my 5th wheel RV!

Basements are rare in central Oklahoma. I don't know of any recent construction that includes a basement. I've talked to others that wanted to build a new home with basement and had trouble finding a builder who would do it.

I know this is a little different than the typical new construction attached garage. It surely wouldn't be everyone's first pick, but I put a lot of thought into what would be useful for me, a good fit for the lot, and pass the HOA requirements. I love the setup.

Look to CA for the dually. I had an '81 454 and I liked it. The 'river' culture likes these a lot and most of them are from CA. Let me know if I can help when the time comes.

That's a great house. Your workers are some tough souls to be working out there in this weather.
